Property Management Services
Property Evaluation - A qualified property manager will meet with you to evaluate the property and
establish a rental rate. We will make recommendations and suggestions to help you get the highest possible value for your investment
property. We will also discuss and explain all parts of the management agreement.
Marketing - We will discuss marketing
plans and strategies. We use several marketing avenues including online advertising, signage and flyers. We will discuss
with you the current market conditions and also the market rental rates.
Tenant Selection - We show the property to prospective
residents. After receiving the application we run full criminal, residential and employment histories. Once the applicant
has qualified, we will conduct a move-in walk through and all the proper paperwork. We handle all tenant relations, collect
all rents and serve any needed notices. We will conduct move-out walk throughs and all final paperwork. We will schedule
to have turnover work completed in a timely manner.
Maintenance - We will schedule turnover work to be done in a timely manner.
We perform interior inspections and drive by the property to make sure it is in top condition. We complete minor maintenance
and cleaning at a low cost and will gather bids for any major repair.
Accounting Services - We establish an owner's account,
pay all incoming bills from that account and provide monthly operating statements.
